What We Expect at Every Signing
These standards come straight from the requirements our title and escrow clients place on us.
Confirm and prepare
Confirm the appointment with the signer and review the full package and instructions before you arrive.
Verify identity
Check valid government-issued ID for every signer and complete your notary journal as your state requires.
Stay in your lane
Guide signers through the package without interpreting documents or giving legal advice. Questions about loan terms, fees or timing go to the escrow officer or lender.
Follow instructions exactly
Follow the escrow or title instructions. If something can't be done as written, call before proceeding.
Never handle funds
Do not accept or carry cash, checks or anything of value for the transaction unless it's sealed in an envelope the title company provided.
Protect borrower data
Keep documents secured and locked when not in your possession, share them with no one but the title company, and don't keep copies.
Return documents immediately
Double-check the package, then scan and ship it right away using the method and address in the instructions.
Avoid conflicts
Decline any signing where you know the parties or have any interest in the transaction.
